Janis and Ellen are very nice people. You will want to work with them as soon as you meet them. The first meeting was great and they gave us a nice checklist of things to do. But after that first meeting we when things went downhill. The biggest issue is that they were not proactive. Time and time again we had to push Ellen and Janis on things like pricing strategy, logistics of when exactly we needed to be out of the house (maybe a "whatever" for some, but a source of stress for 2 working adults with a baby who still takes 2 naps, and there's nowhere to go because of covid), and biggest of all - how the showings went! The second major issue is that Ellen and Janis did not take responsibility for (major) issues. For example, we failed an inspection which pushed our closing date out (we incurred ~$1k extra cost) because they didn’t schedule it early enough (leaving no margin for error) and we were not given a list of everything we needed to do to pass. This just wasn't careful planning, and it cost us. Making us pick up the $50 for the second inspection was just icing on the cake And a month after closing, they emailed us to tell us that they forgot to bill us for closing services they scheduled. My takeaway is that with home prices where they are, a ~2.5% commission is big bucks and sets the bar for what you expect from the interaction. With the rise of Redfin and lower cost agents, it’s time to really think twice before signing up with agents that don’t meet a higher standard.
